A site owned by Rotherham MBCat the end of West Park Drive was identified as being suitable for 6 houses to be constructed and managed by South Yorkshire Housing Association with Harris Construction providing housing for sale on an adjacent site. Unused garages occupied SYHA's s site and the area had begun to be used for fly tipping and was generally in a poor condition. SYHA's decision to develop the site was therefore supported by Rotherham Borough Council. They agreed to sell the land and provide grant subsidy to SYHA using money from their Section 106 commuted sum pot.
SYHA chose Worksop based construction company JJ & AR Jackson to carry out the building works. Work began on site in October 2003 and was completed on time and on budget in June 2004.

In November 2001 SYHA were approached by a Rotherham based builder, Harris Construction, to work with them in providing housing for sale and affordable homes for rent in Swallownest.
SYHA's scheme provides 4 x 2 bedroom houses and 2 x 4 bedroom houses arranged alongside a private driveway. A turning space between the 2 bedroom and 4 bedroom houses ensures access for emergency vehicles is available to all the properties. Brickwork and roofing materials were chosen to compliment those used by Harris Construction on the adjacent site. Each SYHA house benefits from high performance upvc windows, fascias and gutters and insulated steel faced external doors. All the houses are well insulated and all achieve SAP energy ratings in excess of 100, well above the national average.
