How is my rent set?
Your rent is set according to what type of tenancy agreement you have.

Fair rents

If you were an SYHA resident before January 1989 or we took over your property and you have lived there since before January 1989, you will have a fair rent registered for your home. This rent is set every two years by an independent rent officer. The rent is based on the facilities your home has. It does not take into account any improvements you have made.

Assured rents

Since 2001 your rents are set in line with government guidelines. Rent Restructuring, the new way of setting your rent, is based on 4 criteria.

  1. Property Type (House, Flat, Bungalow)
  2. The area in which you live (postcode)
  3. The number of bedrooms you have
  4. Whether your house is new or refurbished

Using this criteria a target rent is set for your property. The increase is based on inflation. We will tell you in writing at least 4 weeks before we do this.

Service charges

Residents of some homes have extra facilities or services for which a service charge is made. Examples of services include shared landscaping, cleaning shared areas or providing community rooms and so on. The total cost of providing the service is shared between the residents living in the scheme. Your tenancy agreement will show what services you will be charged for. If you have a fair rent the rent officer has to agree the service charge.
