Rechargable Repairs
The Association may carry out work for which you are responsible and for which the cost can be fairly charged back to you.
Situations will include:
- Repairs which are your responsibility but you are unable to do or are too important to leave for you to do - due to danger to the health and safety of people and/or danger to the property, or where the Association needs to use specialist materials or fittings.
- Repairs which when first reported appear to be the Associations responsibility but when attended is clearly your responsibility.
Examples include:
- Attending to an electrical fault which turns out to be due to a faulty appliance
- Clearing blocked drains, which are found to be blocked due to misuse
Abortive calls by the association when a prior appointment had been made.
- Certain repairs and work needed to your home after you have left.
The most common examples include:
- Clearing any furniture, personal possessions, rubbish, etc left behind in the property or garden
- Removing and making good any unauthorised alterations or improvements
The decision to recharge for a repair will be made in a fair and even way.
Wherever possible the Association will advise you that work is 'Rechargeable' before an order is placed and give an indication of the likely cost.
The charge to you when the work is complete will be the actual cost of the repair work plus an administration charge to cover the Associations costs.
Vandalism
Please tell us if you know of any vandalism. Do not assume that someone else will report it. We will prosecute vandals when there is a witness, to discourage others, and save rent money used to repair vandalised areas.
