Rent and service charges

Here’s more information about changes to your rent and service charge, what they pay for, and how we can help if you’d like some support or advice.

Why does my rent change?

We are a non-for-profit organisation, and income from your rent enables us to offer affordable, good quality housing and other services and support. Every year, we review rents to make sure that we can continue providing essential services — like repairs, maintenance, and investing in homes and communities. How is the rent increase worked out?

Rent increases depend on your tenancy type and where you live. Most social and affordable rents are capped by government, and are calculated by adding 1% to the Consumer Price Index (CPI) – a way of measuring inflation – at September 2025.

What do service charges pay for?

Service charges are paid in addition to your rent, and fund services like utilities, fire alarm checks, and gardening. Service charges may also pay for staffing time to keep your home safe and secure.
